Here you can find answers to frequently asked questions, as well as our terms & conditions.

Please take extreme care on all the tiled surfaces, especially when wet and it is your responsibility to ensure you have your own adequate personal insurance before you travel. Make sure you have a valid 10 year Passport.

First floor apartment – 3 story block overlooking / Closest to the swimming pool.

Closest landmark is the – Arena Centre Hotel which is next to our complex.

To keep rental costs as low as possible, and to avoid excess use, our Air Conditioning units are controlled by a central coin meter (located behind the front door). The units provide Hot or Cold air. The coin box is emptied weekly.

The use of our BBQ is at guests own risk. Please take extra care when using. Coals can be purchased at the large Spar and supermarkets. Take care to avoid lots of smoke and respect our friends / neighbours. It is NOT the responsibility of our cleaner to maintain the BBQ or this area, we request that it is cleaned thoroughly before your departure, if used. Please depose of ash / spent coals via the metal bin provided. There are large council maintained bins / skips in the car park to the rear of our complex.

No contract shall exist between Mr. & Mrs. Metcalfe and the customer until your £175 deposit is paid. Once £175 deposit is paid our full Booking Conditions apply (emailed to you at this stage)

If you cancel your booking you will be liable to pay the following cancellation fees, which are based upon the actual day that Mr. & Mrs. Metcalfe received your notification. – Up to 63 days prior = loss of £175 deposit – Within 42 days = 100% of moneys paid. (It is then upto you to try claim a refund from you own holiday travel insurance, which you should take out when you make your booking with us).

Check in is from 13.00 and check out is by 11.00am – Our cleaner will arrive 10.30 / 10.45. If on an afternoon flight, arrangements can be made (if you inform us first – so we can make our cleaner & new guests aware) for your suitcases to be left in the apartment. Toilets & showers are available at the side of the pool – obviously the new guests have priority of the apartment.

Cleaning at the start and end of your holiday is included in the rental price. Also if  you are on a 2 or 3 week stay our cleaner will call mid-way through your holiday at approx. 11.00am, to change your bedding & towels. Please leave any dirty towels in the shower tray. Feel free to use the washing machine as and when required too. (Long term rentals are self clean, this is reflected in the price. Cleaning is only included at the start and end of your stay, if cleaning is required weekly this can be arranged with our cleaner who you then pay direct, and discuss individual requirements)

Any complaints must be referred immediately to Mr. & Mrs. Metcalfe in the hope that these can be resolved to your satisfaction there and then. There is a Spanish Complaints book (to comply with Spanish tourist guidelines) within the apartment. We would advise a direct contact with us, so that we can resolve any issues speedily and effectively.

Visitors are responsible for all breakages and any damage sustained during their stay. Most items of crockery etc. can be obtained locally from the Supermarket, but more serious damage must be reported immediately. Loss of keys could result in new locks which are very expensive, so visitors must be aware they will be wholly responsible. (Charge for lost keys is £20 minimum – plus Locksmith costs).

To keep our rental’s as low as possible & avoid excessive air conditioning usage (Hot & Cold) – Electricity for the whole apartment is controlled via a coin meter. We credit the meter by a minimum of 10 euro’s per week (for normal usage), then any extra is payable using 1 or 2 euro coins. The meter is emptied weekly.

Located within Bathroom cupboard. Please replace any items used from the local chemist.

Mr. & Mrs. Metcalfe cannot accept responsibility or pay any compensation where the performances of our contractual obligations is prevented or affected by reason of circumstances amounting to “force majeure”. The circumstances include any event Mr. & Mrs. Metcalfe could not, even with all due care, foresee or avoid such as war or threat of war, riot, civil strife, terrorist activity, natural or nuclear disaster, fire, adverse weather conditions, governmental action and all similar events beyond their control.

We have a private secure garage available suitable for a small car / storing hire bike etc. Please request keys (free of charge).

Keys will posted to you approx. 4 weeks before you travel. A 2nd set of keys are hung up behind the main door (Please return these to the same hook for next guests) Upon your return please post the main set of keys back to us (address provided). Lost keys will be charged 25 euro’s – Emergency keys are available from our resort property management office.

Align with new Spanish laws, a copy of each guest’s passport is required. These can be photocopied or photographed via a smart phone, and emailed to us before travel (baildon1@btinternet.com).

A deposit of £150.00 is required at the time of booking, and the balance of payment must be paid to Mr. & Mrs. Metcalfe at least 8 WEEKS prior to departure. If payment is not received by the due date, then Mr. & Mrs. Metcalfe have the right to cancel the booking and retain the deposits.

The prices in our website apply at the time of publication but we reserve the right to change the prices from time to time, and to correct any errors in our prices. We guarantee that the price quoted on your Booking Confirmation will not change unless you make an amendment to the booking details. Please note that we also use external booking agents who charge booking fees / commissions. For the lowest prices place booking direct through this website.

Strictly non-smoking inside the apartment. Ashtrays are provided for smoking outside on our terrace.

We cannot be held responsible for your personal property so please ensure gates, doors and windows are secured even if just visiting the pool.

The Pool is open from mid-May until late October and this is reflected in our pricing. Always follow the pool rules and any instructions given by the life guard. No Glass bottles, footballs, inflatables or music.
